Buying property on the Costa Cálida
The Costa Cálida — literally the "warm coast" — is the 250km stretch of Murcian coastline running from the Mar Menor in the north down to Águilas on the border with Almería. Its name is earned: sheltered by mountains and warmed by the Mar Menor's shallow lagoon, it enjoys one of the mildest year-round climates in mainland Europe, with sea temperatures swimmable for much of the year.
For overseas buyers the Costa Cálida is best known for value. The same budget buys noticeably more here than on the Costa Blanca an hour north: modern resort apartments from around €80,000–€130,000, new-build townhouses and quad villas on golf resorts from €150,000, and private-pool villas with sea or golf views from €250,000. It is a market built around golf, water sports and beach living rather than mass tourism.
The coast divides into clear zones. The Mar Menor resorts — Los Alcázares, San Javier, San Pedro del Pinatar and the La Manga strip — offer safe, warm-water swimming and are hugely popular with families. The golf corridor inland from the Mar Menor packs in resorts such as Condado de Alhama, Roda Golf, Mar Menor Golf Resort, Hacienda del Álamo and, most famously, La Manga Club. Further south, Mazarrón and Águilas remain quieter, more Spanish beach towns with excellent value.

Where exactly is the Costa Cálida?
The Costa Cálida is the coastline of the Region of Murcia in south-east Spain, stretching roughly 250km from the Mar Menor in the north down to Águilas near the Almería border. Its main hubs include Los Alcázares, La Manga del Mar Menor, Cartagena, Mazarrón and Águilas.
Why is it called the Costa Cálida?
Costa Cálida means "warm coast" in Spanish. The region is sheltered by mountains and moderated by the shallow, warm waters of the Mar Menor lagoon, giving it one of the mildest year-round climates in mainland Europe and over 300 days of sunshine a year.
How much does a property on the Costa Cálida cost?
The Costa Cálida is among the best-value coastlines in Spain. Resort apartments start from around €80,000, new-build townhouses and golf-resort villas from about €150,000, and detached villas with private pools from roughly €250,000.
Is the Costa Cálida good for golf property?
Very much so. The area inland of the Mar Menor is one of Europe’s densest golf-resort corridors, with Condado de Alhama, Roda Golf, Mar Menor Golf Resort, Hacienda del Álamo and La Manga Club all offering on-resort apartments, townhouses and villas.
What is the difference between the Costa Cálida and the Costa Blanca?
The Costa Blanca is the coastline of neighbouring Alicante province to the north; the Costa Cálida is the Murcian coast to its south. The Costa Cálida is generally quieter, warmer in winter thanks to the Mar Menor, and noticeably cheaper for comparable property.
