The Region of Murcia — marketed to overseas buyers as the Costa Cálida, or "warm coast" — is one of Spain's most affordable and fastest-growing property markets. Backed by more than 300 days of sunshine a year, a 250km coastline and the shallow, bath-warm waters of the Mar Menor, it draws British, Irish, Scandinavian and Dutch buyers looking for far more space and sea for their money than neighbouring Alicante or the Costa del Sol.

Prices remain a fraction of the Costa Blanca and Costa del Sol. Two-bedroom apartments on established resorts start from around €80,000–€120,000, key-ready new-build townhouses with communal pools sit in the €150,000–€220,000 range, and detached villas with private pools and sea or golf views typically run from €250,000 upward. Inland, traditional Murcian fincas and country houses on large plots can be found for well under €150,000.

The region is anchored by a handful of buyer hotspots: the Mar Menor resort towns of Los Alcázares, San Javier and San Pedro del Pinatar; the golf-resort corridor around Condado de Alhama, Roda, Mar Menor Golf Resort and La Manga Club; the working port city of Cartagena with its Roman heritage; and the beach towns of Mazarrón and Águilas further south. Murcia city itself offers a lively, authentically Spanish urban base inland.
